What is a house survey?
A house survey is usually required after a buyer has had an offer accepted on the property. It will involve an expert inspection of the current condition of the property to help identify any potential issues with the property to the prospective buyer.
A surveyor will visit the property and carry out their visual inspection. Following the inspection, they will compile a report on the condition of the property and highlight any potential problems.
The surveyor must be part of the two main accredited bodies, RICS – Royal Institution of Chartered Surveyors and RPSA – Residential Property Surveyors Association.

What are the different types of survey?
The type of survey needed will depend on the age and perceived condition of the property. In most cases, we tend to find that people choose a mid-level survey. This is usually the RICS Home Survey – Level 2 or the RPSA Home Condition Survey. However, if the property you’re purchasing is an older property, it may be worth looking at a more comprehensive survey.
What’s the difference between a home survey and mortgage valuation?
When applying for a mortgage, the lender will want to carry out a valuation on the property to ensure that the property is worth the price you are planning to pay. A mortgage valuation is not a comprehensive survey and, in some cases, won’t involve a visual inspection of the property.
Therefore, if you’re looking for reassurance, a mortgage valuation won’t provide that. Instead, you’re best arranging a separate survey to provide and in-depth report on the current condition of the property.
How long will it take to get the report after the survey?
This depends on the individual surveyor and the time of the year. The busier the market, the busier the surveyor will be. Typically, we would expect a level 1-2 report to take approximately 5 days and a more comprehensive level 3 report to take up to 10 days.
